Primary market inventory is tighter than the national supply picture

The National Association of Realtors says national supply hit 4.9 months, the highest in over ten years. Here in the Primary market, the Real Estate Data Aggregator counted just 438 homes for sale in the three months ending July 31, 2026. That is down 8.6% from a year ago. Sellers here are not swimming in competition the way the national number might suggest.

The national supply figure of 4.9 months comes from the National Association of Realtors. It is the highest level in over ten years. That is a real shift for buyers shopping in most markets. But it does not describe what is happening in every ZIP code here.

New listings are still coming in, just not fast enough to build a cushion

The Real Estate Data Aggregator counted 587 new listings across the Primary market in the three months ending July 31, 2026. That is down 2% from the same months last year. New homes are hitting the market, but the pace is not keeping up with demand. Buyers still have fewer choices than a year ago.

Each ZIP code tells its own story

The Real Estate Data Aggregator breaks the Primary market into four ZIP codes. Supply ranges from 2 months in 92691 to 3.4 months in 92688. That gap matters if you are pricing a home or deciding when to list.

Rates are adding pressure for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year rate averaged 6.60% the same day. Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. CNBC reported an average contract rate of 7.30% for 30-year conforming loans as of September 30, 2026. Higher rates slow buyers down. That is part of why pending sales in the Primary market fell 5.6% from a year ago, according to the Real Estate Data Aggregator.

What this means for sellers here

Nationally, Realtor.com reported active listings up 6.3% from a year ago. Here, the Real Estate Data Aggregator shows the Primary market moving the other way, down 8.6%. That is a real difference. Sellers in this market still face a smaller pool of competing homes than the national picture suggests. Not every home sold fast, though. In 92692, the Real Estate Data Aggregator counted a median of 44 days on market, up 7 days from last year. Pricing still matters.

These are market-wide numbers for the three months ending July 31, 2026. One street can read very differently from the whole ZIP code. A home on a quiet cul-de-sac in 92679 may have sold in two weeks while another nearby sat for two months. The ZIP code average does not tell you which side your home sits on.

In short
  1. The Primary market has 438 homes for sale, down 8.6%, while the National Association of Realtors puts national supply at 4.9 months.
  2. New listings across the four ZIP codes totaled 587, down 2%.
  3. Sellers here face less competition than the national number implies.
  4. Buyers face fewer choices and higher rates.
  5. Every ZIP code is different, and every street within a ZIP code can be different still.
