New listings rose in Primary market, but overall supply is still tight
The one fact that changes what you should do as a homeowner: the Real Estate Data Aggregator counted 431 homes for sale across Primary market in the three months ending August 31, 2026. That is down 7.3% from a year before. Fewer choices for buyers means your home still has room to stand out. But it has to be priced right.
At the same time, 578 new listings hit the market, up 11.6% from a year ago. The Real Estate Data Aggregator tracked that for the same three-month period. More sellers are trying. That means your competition is growing, even if total supply is still lean.
For context, the National Association of Realtors put U.S. months of supply at 4.9 months nationally. That is the highest level in over ten years, they said. Primary market is well below that. The Real Estate Data Aggregator shows 2.9 months in 92688, 3.7 months in 92679, 2.1 months in 92691, and 2.2 months in 92692. Tight supply, even with more new listings coming in.

What is happening in each ZIP code
ZIP 92688 saw a median sale price of $842,500 in the three months ending August 31, 2026. The Real Estate Data Aggregator shows that is down 7.1% from a year before. Prices dipped a little here. But 36.8% of homes sold above list price, up 13.6 points from last year. Well-priced homes are still drawing real offers.
ZIP 92679 tells a different story. The Real Estate Data Aggregator shows a median sale price of $1,637,250, up 4.7% from a year ago. Homes for sale dropped 21.1%. That is the sharpest supply drop of any ZIP in this market. Homes went under contract within two weeks at a rate of 30.8%, up 13.9 points.
ZIP 92691 had a median sale price of $1,330,000, up 4.5%, per the Real Estate Data Aggregator. It also had the lowest months of supply: 2.1. Nearly 4 in 10 homes, 39.2%, went under contract within two weeks. Pending sales rose 6.8%. This ZIP is moving.
ZIP 92692 had the most new listings: 165, up 25%, says the Real Estate Data Aggregator. The median sale price dipped a little, down 0.9% to $1,090,000. Not every home sold above list here. Only 19.1% did. But pending sales rose 9.8%, so buyers are still active.
What the wider picture adds
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. CNBC reported rates hit above 7.5% earlier in the week of October 3, 2026. Higher rates slow buyers down. That is part of why the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026.
Realtor.com reported active listings nationally are up 6.7% from a year ago, the fastest pace since February. Primary market's own supply is still below that trend, based on Real Estate Data Aggregator counts. That gap is worth knowing if you are thinking about listing.
| New listings | Homes for sale | |
|---|---|---|
| Count | 578 | 431 |
| Change from a year ago | up 11.6% | down 7.3% |
The Real Estate Data Aggregator counted 506 pending sales across Primary market in the three months ending August 31, 2026. That is down 2.9% from a year before. Buyers are still signing contracts. Just a little fewer of them than last year.
- Primary market has more new listings than a year ago, up 11.6%.
- But total homes for sale fell 7.3%.
- Supply is still tight at 2.1 to 3.7 months depending on ZIP, well below the 4.9-month national figure from the National Association of Realtors.
- Homes that are priced well are selling close to or above list, and many go under contract within two weeks.
- The three months ending August 31, 2026 show a market where preparation and pricing still decide the outcome.
One more thing worth saying: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer homes, a different school boundary, or a quieter location can move faster or slower than the ZIP average.
